Role: Architectural Designer / Planning Co-ordinator / Building Regulation Co-Ordinator

Working with a local Property Developer to create a modern family home from an outdated mid 20th century property by designing a large rear extension to the maximum size allowed under the permitted development rights.

The rear extension provided an additional 53 sq. metres of space for a new open plan kitchen and dining area to replace the existing 8.5 sq. metre kitchen and allow the existing dining room to the front of the property to be moved creating a new more usable space in its place.

The addition of full width bi-fold doors across the rear elevation of the extension and the introduction of four large rooflights in the ceiling; flood the space with natural light.

Responsibilities included:

Initial Design: Providing a proposed layout for the new space to be created and presenting to the Client with to give a clear understanding of the philosophy behind the design.
Planning Consultation: Ensuring the proposed extension and loft conversion proposals are within the set design criteria allowed under permitted development rights.
Technical delivery: Providing a full construction drawing package; including extensive detailing for the exterior shell, sloped roof with skylights, solid floor construction and new internal staircase.
Building Regulation Consultation: Responsible to preparing detailed drawings and providing all required information to the independently appointed Building Regulation Inspector to receive the necessary statutory approval.

On-Site Project Management

Once construction has started on site we offer a both physical presence to oversee and direct the required aspects of the build, from planning and execution to monitoring progress, managing risks, and ensuring quality and safety. Key responsibilities include coordinating with various contractors, maintaining communication, tracking budgets and schedules, resolving issues as they arise, and ensuring the project meets both regulatory requirements and most important client expectations.
