Our Services
Project Management and Principal Designer Role
We can be responsible for the overseeing and coordination of all phases of a project, from the initial concept and planning, work starting on site, through to completion. We will be there to ensure all work carried out is completed on time to the design agreed, within the set budget and to the required level of quality expected.
The level of management service offered extends to the context of the Construction (Design and Management) Regulations 2015 (CDM Regulations) as an appropriate person appointed to take the lead in monitoring and co-ordinating health and safety during the pre-construction phase of a construction project. This role ensures that health and safety considerations are integrated into the design process from the outset; influencing how risks are managed throughout the project lifecycle.
Accredited by the Association for Project Safety we are competent to carry out this role for both Domestic and Commercial construction projects where required under the CDM regulations.
Commercial Interior Design
Focusing on creating engaging spaces that both enhance your customers experience and allow staff to work efficiently and happily, whilst providing increased sales in a specific commercial environment.
This includes offices, retail stores, hotels, bars, restaurants, and all other commercial settings, optimising each space to increase; productivity, customer experience, and overall business success whilst creating a positive brand impression.
With almost 20 years experience working in the commercial sector, we can offer our clients a complete interior design package including concept design, space planning, colour and lighting schemes and furniture and fixture selection.
Residential Interior Design
The art of creating personal yet practical spaces within a client’s home is a collaborative process between the homeowner and the designer. The aim being to achieve a space that reflects the client’s own style whilst meeting all their more functional needs.
A good design will ensure the space is efficient and meets the needs of daily living whilst still being visually appealing and reflecting the homeowner’s personal tastes.
We can offer our residential clients a design that is tailored to the individual wants and needs of the homeowner and their family. This can range from renovating a single room to designing an entire house and is applicable to both existing properties and new build houses or apartments.
Our packages include everything from selecting furniture and decor to creating a cohesive colour palette, all to ensure the space is both beautiful and functional.
Planning Drawings and Applications
Planning drawings visually represent the proposed changes to a property and are an essential requirement when seeking planning permission for a development project acting as an important aid in the decision-making process.
A correctly completed application must contain the required supporting documentation to be fully validated and avoid lengthy delays in the application process.
We can provide a full set of architectural drawings for every different type of application; Full, Householder, Outline, Reserved Matters, Listed Building Consent and Advertisement Consent. Along with providing all supporting documentation requirements, completing the planning application forms, and dealing with submission to the Local Planning Authority (LPA).
Building Regulation Drawings and Applications
These drawings are detailed technical plans used to ensure construction work complies with the current building regulations. The building regulations focus on the health, safety and energy efficiency of a construction project and compliance provides a legally binding certificate of completion which can be essential when selling a property or when seeking insurance.
We can prepare and submit Building Regulations applications of behalf of our clients either through the relevant Local Authority or via a third party consultant to ensure all the legal requirements are met before building work commences.
The drawings we provide will also give builders the necessary information to accurately price and construct the project including material specifications, setting out dimensions and construction methods. They provide a clear indication to the builder or contractor what is expected of them, helping them to understand the level of detail and specification required so an accurate budget can be established before work commences.
Land Registry Compliant Plans
These are plans or drawings which are legally valid for registration purposes; such as lease registration, transfers or resolving boundary disputes. They accurately depict the layout of a property including land boundaries and any relevant features of the site.
We can provide precise, scaled drawings of a property or land; specifically created to meet the requirements of HM Land Registry and satisfy any legal stipulations required by Letting Agents or Solicitors.
Interior Design & Space Planning
Enhancing the interior of a building by creating a more aesthetically pleasing and functional environment for the people who use the space, through; planning and designing the choice of colours, materials, lighting and furnishings to achieve a desired atmosphere and usability.
We can provide an initial free consultation to discuss ideas; begin to understand what a client wants and establish the ‘client brief.’ Following this we offer a full-service design including everything from space planning and concept development through to colour and lighting schemes. We can also include furniture and finishes as part of the final package offered to our clients.
Bespoke Joinery Design
Custom made woodwork that has been designed and built specifically to fit a particular space, purpose, or design vision. Unlike off-the-shelf options; bespoke joinery is one-of-a-kind and tailored to meet both the aesthetic and functional needs of the client.
We can not only design bespoke joinery items based on your exact requirements, we can also provide detailed drawings for the appointed joiner or cabinet maker to manufacture and craft these pieces into real objects into your own individually designed space.
Detailed Specification and Procurement Services
A detailed specification provides all parties involved in a project with a comprehensive document outlining all aspects of design; ensuring clarity and adherence to the expected standards throughout. It serves as a crucial element for securing accurate quotations, helps to prevent cost overruns whilst establishing clear deliverables to all parties involved.
As part of a specification document, we will provide a clear scope of works including required installation methods and safety standards to be followed. The detailed specification would include materials, finishes, dimensions and the relevant product codes or references to the contractor or installer on site; ensuring they have sufficient information to carry out the work required.
The procurement process involves acquiring all the materials, furniture, fixtures, and equipment needed to complete an interior design project. It involves sourcing and ordering the correctly specified items, managing the delivery and installation to site; ensuring the correct items arrive on time and in budget.
We provide a full procurement package which includes clear costs, recommended or nominated suppliers and expected delivery or manufacturing periods for each item specified. This can either be used by the client or a contractor to order items directly or items can be ordered by us as part of a percentage commission arrangement.
